Congaree Pointe Brochure
The Congaree Pointe initiative seeks to have direct impact on the number of homeowners who come to, live in, and remain in this area. The Bible Way Church of Atlas Road (BWCAR) recently purchased 100+ acres of property along the Bluff and Atlas Road intersection and will collaborate with Hallmark Homes, Inc. and the Midlands Community Development Corporation (MCDC) on a major housing initiative that will bring new life to the Atlas and Bluff Road areas. These partners are planning a major mixed-use development that will contain residential, commercial, recreational, and civic components along the Bluff at Atlas intersection.
Residential
Over 500 homes are planned in four subdivisions. A range of home styles and prices will be offered in this New Urban development. Town homes, garden duplexes, and single-family homes are planned to appeal to the young adult, active senior, and family markets. Pocket parks and other open green space will also be features that promote active and passive recreation to include walking paths, ball fields, playgrounds, and picnic areas. As these plans are being developed, MCDC will focus on keeping a certain portion of the housing and commercial development stock affordable to retain many of the current loyal area residents who are looking for housing alternatives within their community. MCDC will also focus on improvements to surrounding properties so that the overall community benefits from the new developments.
Recreational
BWCAR and MCDC are currently negotiating with the Richland County Recreation Commission to develop a 30-acre park within the 100-acre development. The park would be placed on the Bluff Road frontage and buffers would separate the recreational and residential areas. The park would feature:
- A 20,000 square foot gymnasium
- Tennis courts
- A baseball multiplex
- A jogging track
- A football/soccer field
- A splash pad
- ...and other amenities!
Commercial
One of the central themes in the design of the development is the “5 minute walk” principle wherein residents can park their cars and walk to nearby retail and commercial establishments. MCDC is working with area physicians to bring a 24,000 square foot medical office complex to this area so that primary health care is accessible. Retail space is also planned for large and small vendors. Many current residents have indicated a strong desire to see grocery stores, cleaners, ice cream parlors, beauty shops, restaurants, etc. in the area. Still others have expressed a desire for a incubator where local entrepreneurs can launch businesses. Commercial partners are being sought to further develop the commercial complex.
Site development activity is scheduled to begin in January 2007. The commercial and residential components will both initiate in Phase I, and the recreational component will be subject to county government approvals. The entire project development is expected to occur over the next four years.
